While teaching classes to real estate agents in 2006 & 2007, I was surprised to discover how woefully inadequate most real estate agents are in quickly doing the math necessary to inform a buyer or seller about the costs involved in a residential real estate transaction.

It seemed unconscionable, but true, that buyers would sign on to binding sales contracts without fully understanding their costs and obligations, or that sellers would be left to imagine how much of their equity would come back to them at closing after expenses.

After creating a few "cheat sheets" to help agents better understand the mechanics behind the Buyers Estimate of Closing Costs or the Sellers Net Sheet, I eventually created the automated worksheets and distributed them to the agents. These proved very popular, as it turned this dreaded task into a few quick keystrokes on their laptops.

After leaving that management position and returning to residential real estate sales in 2007, I published these calculators to my website. I found that they were, by far, the most popular pages on our already popular website, and therefore I endeavored to improve them over the next few years, on a strictly part time basis.
As the industry & markets changed, there became a new need for real estate agents to be able to produce a preliminary HUD-1 statement in order to assist them in making short sale offers. Our latest offering does just that, in addition to providing detailed buyer and seller sheets, calculating payments, tax and HOA fee prorations, and other complicated mathematical computations.

This calculator is designed to be an useful estimation tool, and is not designed to be real estate closing software.
